Tulsa Real Estate: A Market That Rewards Strategy

Third Quarter 2026 | Greater Tulsa Market Update

Tulsa's real estate market continues to show resilience as we move into the final quarter of 2026. Home prices are rising, available inventory remains fairly limited, and buyer activity continues across the region.

But beneath those headline numbers, an important shift is taking shape: buyers are becoming more discerning, and thoughtful pricing and negotiation are playing an increasingly important role in successful transactions.

Here are four takeaways from the latest Greater Tulsa report.

1. Home Prices Continue to Rise

The median sale price reached $280,000 in the third quarter, a 5.5% increase compared with the same period last year.

With quarterly sales activity moderated, year-to-date transactions remain ahead of 2025, pointing to continued demand for residential real estate across the Greater Tulsa Area.

For homeowners, these trends are encouraging, although individual property values vary considerably by neighborhood, price range, and condition.

2. Pricing Strategy Matters More Than Ever

One of the report's most revealing findings concerns the relationship between asking price and time on the market.

Homes that sold without a price reduction spent a median of just 10 days on the market, compared to 82 days for properties that required a reduction.

Those homes also achieved a significantly different sales price relative to their original asking prices.

The takeaway? A successful sale isn't simply about setting the highest possible asking price. It's about positioning a property competitively from the beginning to attract qualified buyers and preserve negotiated leverage.

3. Buyers Have More Room to Negotiate

Despite continued price growth, opportunities exist for buyers.

Approximately 41% of transactions included sellers paid concessions or closing costs, and 40% of homes sold after a price reduction.

These figures suggest that buyers may have greater flexibility to negotiate terms, particularly when considering properties that have spent more time on the market.

At the same time, competitively prices homes continue to attract strong interest. More than one-third of properties sold at or above their original asking price.

4. Not Every Price Range is Experiencing the Same Market
